About Us

Shore Property Group Ltd is a HMO sourcing business based in the UK. We will privately source and deliver HMO properties on behalf of our private clients. With the growing demand for affordable housing and the increasing number of individuals seeking shared accommodation, there is a significant opportunity to provide a comprehensive service that connects investors with HMO opportunities and manages the entire acquisition through to building completion and delivery of the HMO asset. Shore Property Group has over 20 years of experience in delivering residential development from 500k -4m across the London and the South-east. We have also delivered numerous commercial fit out projects in some of the best hotels in London, references are readily available to verify credibility from our clients.

At Shore Property Group we will adopt a two-sided marketplace model, sourcing bespoke opportunities for investors through our online platform. Our services will include:

Sourcing the property on your behalf

We will demographically profile your desired area in the UK and present you with three potential HMO properties, ensuring they meet your financial criteria along with all legal / planning requirements and have the best potential rental yields.

Acquisition management

After a property is secured “under offer” we will conduct the relevant due diligence on your behalf and work with the agents and legal teams to ensure a smooth acquisition.

Construction

Whilst the completion of your sale is being finalised, we will issue a full breakdown of the renovation, including a full cost schedule for the conversion work of your HMO. You then have the choice to use our in-house team for the build or go out to tender on the contract in a much more informed position.

Financial Projections

The business will have two financial facets for generating income. We will charge a flat fee of 20k for the sourcing and delivery of the property along with building cost plan and construction program.

 

We will then offer a full turn key service with a view to making a margin of 20-25% of the overall construction budget in project management and construction services. In summary we expect each HMO delivered should return us somewhere in the region of 40-50k per unit and would like to achieve one property per month.
